Like you, I have a busy schedule and carefully allocate my time for each appointment. When a property is fully photo-ready upon arrival, the average photography session takes approximately 45 minutes.

The appointment time is my scheduled arrival and start time—not a preparation time. Please arrive early and ensure the property is completely photo-ready before I arrive so we can begin on schedule.

The fewer people in the home during the photoshoot, the better. The same applies to pets—while they're adorable, today isn't their modeling debut! Keeping people and pets out of the way allows the photography session to run more efficiently and helps produce the best possible images.

The property must be completely photo-ready before the scheduled appointment. We do not have time to wait while items are moved from room to room—especially during a 360° virtual tour.

If you need to discuss the listing or review any paperwork with your clients, please do so before or after the media appointment—not during the shoot.

Pricing is based on the square footage included in your order. If floor plans or a virtual tour are requested for above-grade areas only, any additional photography of basements, garages, outbuildings, or other excluded areas will be billed separately.

I will keep you informed if I am running ahead of schedule or delayed, and I ask that you extend the same courtesy. If your client needs to change or cancel the appointment, please provide as much notice as possible.
